Landlord's Gas Safety Certificates (CP12)

Since 1996 it has been a legal requirement for landlords to hold a CP12 Certificate for homes supplied with gas. As a landlord, you are legally responsible for the safety of your tenants and must have a gas safety check carried out every 12 months by a Gas Safe Registered Engineer. The annual gas safety inspection ensures the gas appliances and flues in the property are operating safely and up to current standards. Without an up-to-date CP12, not only is your property insurance invalid but you could also be liable for potential civil claims.

Before you buy a new home - You've found a house and you're ready to put an offer in. Does it come with certificated service and safety checks on the gas appliances and central heating? If not, ask Paul to complete these important tasks first - we could save you hundreds of pounds on survey fees or potential problems.

Carbon monoxide alarms - It is the nature of Paul's business to be vigilant about gas safety and he strongly recommend that you check whether your property needs to have a carbon monoxide alarm installed. If you are unsure, Paul will be happy to advise when he visits.
